Services

X Mobile Signing understands that notarization is often a critical step in life’s most important moments—whether you’re finalizing a real estate deal, handling legal paperwork, or verifying identity for official documents. We are committed to making the process smooth, professional, and accessible by coming directly to you.

With a strong attention to detail and a client-first approach, we cater to the most common notarization needs, including:

Loan Signing Agent (LSA) Services – Specializing in real estate-related transactions including buyer/seller closing packages, refinance loans, and HELOCs (Home Equity Lines of Credit).

Acknowledgments – For documents such as deeds, powers of attorney, or other real estate paperwork where the signer affirms their identity and willingness to sign.

Jurats – Required for sworn statements, affidavits, or documents needing an oath or affirmation administered in person.

Certified Copies – Certified copies for Powers of Attorney. CA law prohibits notaries producing certified copies for passports, death or marriage certificates.

Copy Certification by Document Custodian – Notaries can notarize a statement from the person who has custody of the original document (the document custodian). This statement, signed by the custodian, verifies the copy is true and correct. This could be used for photocopies of documents such as acamedic records, photos, passports.

Proof of Execution by Subscribing Witness – Not allowed for documents affecting real property like mortgages, deeds of trust, and grant deeds.
